Why Pre-Loss Property Documentation Matters
January 28, 2026
After a loss, reconstructing what a property looked like beforehand — finishes, equipment, quantities, condition — is difficult and often contested. A dated, reviewed pre-loss record removes that reconstruction problem.
A pre-loss baseline typically includes exterior and interior imagery, a measured schedule, and an asset inventory captured before any incident, with the capture date and method documented alongside it.
This documentation supports a claims process; it does not replace the adjuster's or insurer's determination of coverage, cause of loss or value. Those remain determinations made by the parties and professionals responsible for them.
Professional boundaries
- Legal boundary and property line determinations require a licensed land surveyor.
- Final tax positions, asset lives and depreciation treatment require a qualified tax professional.
- Structural, mechanical and other engineering conclusions require a licensed engineer.
- Official valuations and appraisals require a licensed appraiser.
- Thermal imagery indicates apparent anomalies only and is not a diagnosis.
- Legal opinions, causation findings and expert testimony require qualified counsel and retained experts.
