About

One property record. Every decision.

Capture once, activate many services across acquisition, tax, construction, facilities, insurance, capital planning, industrial operations and risk. We built the practice because the same property was being documented over and over by different vendors, and none of the resulting numbers agreed.

Property Intelligence OS is a service of Lodging Connections, LLC924 W 23rd St., Erie, PA 16509support@lodgingconnections.comErie, Pennsylvania

Practice

How the work is organised.

Property Intelligence OS is a documentation and measurement practice. Field teams capture; processing and review teams structure and verify; engagement leads scope work against the decisions the evidence must support.

We do not sell software licences and we do not sell drone flights. We produce a reviewed property record, and we activate services against it as clients need them.

Work is delivered alongside qualified professionals rather than in place of them. Surveyors, engineers, CPAs, appraisers and counsel keep their conclusions; we make the underlying conditions legible, measured and traceable.

Principles

What we hold to.

Measure, then state the tolerance

Numbers are released with the method and accuracy band that produced them. Anything else is an assertion.

Evidence over narrative

Observations link to the imagery and spatial data that support them. A reader can check the source.

Boundaries are stated, not implied

We say what a deliverable is not for as clearly as what it is for, on the deliverable itself.

Records, not one-off reports

The engagement produces something that stays useful for the next decision, not just this one.

Language

Terms we use carefully.

  • Supports — Our deliverable provides evidence a qualified professional can rely on within their own scope of work.
  • Documents — We record observable conditions with method, date and traceability — we do not interpret beyond the record.
  • Candidate — An item identified for professional determination, not a final classification or conclusion.
  • Professionally reviewed — A qualified reviewer verified the deliverable against the capture record before release.
  • Intended use — The specific decision context a deliverable was produced for, stated on the deliverable itself.

Professional boundaries

  • Legal boundary and property line determinations require a licensed land surveyor.
  • Final tax positions, asset lives and depreciation treatment require a qualified tax professional.
  • Structural, mechanical and other engineering conclusions require a licensed engineer.
  • Official valuations and appraisals require a licensed appraiser.
  • Thermal imagery indicates apparent anomalies only and is not a diagnosis.
  • Legal opinions, causation findings and expert testimony require qualified counsel and retained experts.
