Professional boundaries

Where documentation stops and professional judgement begins

This page states the line explicitly, discipline by discipline. Holding it is what makes our evidence usable inside a qualified professional's own scope of work. See trust for why this matters and data-handling for how the underlying evidence is kept.

What we do

  • Capture, measure and document observable physical conditions on a stated date
  • Structure evidence so it is traceable to the capture that produced it
  • Identify candidates — assets, quantities, observations — for professional evaluation
  • State method, accuracy band, exclusions and intended use on every deliverable

Commercial drone operations

Aerial capture is flown under applicable FAA rules by appropriately qualified remote pilots operating within the relevant airspace and waiver conditions. We do not fly outside the authorizations we hold, and a property owner's permission to be on site does not substitute for the operator's own regulatory authorization.

Surveying and legal boundaries

Our spatial data shows where physical features are on the capture date. It does not establish property lines, easements or encroachments. Boundary determination is the practice of land surveying and requires a licensed surveyor. Where a legal boundary matters, we work under or alongside a surveyor and defer to their stamped work product.

Tax and cost segregation

Candidate asset schedules and measured quantities support a cost segregation or fixed asset study. Classification, useful-life determination, depreciation treatment and the final return position are determined by a qualified tax professional who takes responsibility for the filing. Our schedules are an input, not a completed study.

Engineering

We document visible condition and geometry. Structural adequacy, load capacity, code compliance, remaining service life and system design are engineering conclusions and require a licensed engineer. Our condition observations are inputs to that analysis, not substitutes for it.

Roof and building envelope

Aerial and detail imagery documents visible roof and envelope condition — surface wear, ponding, visible damage, apparent flashing and penetration issues. It does not certify remaining roof life, warranty compliance, or structural adequacy of the envelope. Those determinations belong to a qualified roofing consultant or engineer.

Thermal

Thermal imagery records apparent temperature differences under the conditions present at capture. It does not by itself establish moisture intrusion, insulation failure, electrical fault or equipment defect. Thermal anomalies are indicators, not automatic diagnoses, and diagnosis requires a qualified inspector or engineer, usually with confirmatory testing.

Insurance

We document conditions before and after events, with dated, traceable imagery and measurements. Coverage determinations, causation findings and claim decisions belong to insurers, adjusters and appropriate retained professionals. Our material is produced for a stated intended use and carries its provenance so it can be evaluated on its merits.

Valuation

We do not perform appraisals or issue opinions of value. Measured areas and documented conditions may be used by an appraiser within their own scope and standards. Official valuations require a qualified valuation professional.

Litigation

In dispute contexts, our role is limited to producing dated, traceable documentation of physical condition — not to offering legal opinions, causation conclusions, or expert testimony on liability. Legal opinions belong to counsel. Where expert testimony is needed, it is provided by a retained qualified expert, who may use our documentation as underlying evidence.

Emergency preplanning

Digital twins and spatial records produced for emergency preplanning are reference material for first responders and facility staff — floor layouts, access points, hazard locations as documented on the capture date. They do not replace a jurisdiction's official pre-incident plan process, code-required life-safety review, or real-time conditions on the day of an incident.

AI use

Model-assisted tools help detect, classify and structure assets, quantities and observations from capture data. Output is treated as a candidate until a qualified human reviewer confirms it against the source. AI does not approve professional conclusions, does not sign deliverables, and does not release a deliverable on its own.

How this appears in deliverables

Every deliverable states its method, accuracy band where applicable, exclusions and intended use, and names the professional discipline that owns any conclusion beyond documentation. If you receive something from us without those statements, tell us — it should not have been released.
