Methods chosen against the accuracy a decision requires.
We do not apply the same capture technology uniformly across every job. Method selection starts from the decision the deliverable needs to support, then works backward to the sensors, control and processing that decision requires — and states the resulting accuracy band and its limitations explicitly.
Drone and terrestrial capture.
Aerial (drone) capture
Structured flight paths capture roofs, envelopes, sites and large areas from above, producing imagery for photogrammetric reconstruction and orthomosaic generation. Flight planning accounts for airspace restrictions, site obstructions and weather, and safety-critical flight decisions are made by the on-site operator, not automated.
Terrestrial and interior capture
Ground-based photography, panoramic capture and terrestrial laser scanning cover interiors, tight clearances and areas aerial capture cannot reach, feeding the same photogrammetric and point-cloud pipelines as aerial data.
From raw capture to measurable, structured output.
Photogrammetry
Overlapping imagery reconstructs 3D geometry and generates georeferenced orthomosaics. Accuracy depends on image overlap, ground control and camera calibration, and is stated per deliverable rather than assumed.
LiDAR and point clouds
Laser scanning produces dense, registered point clouds suited to interior and exterior spatial measurement where higher precision or difficult lighting rules out photogrammetry alone.
Digital twin assembly
Registered spatial data assembles into a navigable model tied to the Property DNA asset registry, so a viewer can move through captured space and see linked assets and findings in place.
Thermal support
Radiometric thermal imagery is captured alongside visual imagery to locate apparent temperature anomalies for qualified follow-up. Thermal capture is subject to specific environmental conditions (temperature differential, time of day, weather) to be meaningful, and results are documented as apparent anomalies, not diagnoses.
Orthomosaics
Georeferenced, distortion-corrected aerial imagery composited into a single continuous image, usable for site mapping, area measurement and change tracking across recaptures.
AI-assisted structuring
Model-assisted detection extracts candidate assets, quantities and observations from processed capture data, always confirmed by a qualified reviewer before entering a deliverable. See ourAI workforce page for the full operating model.
Accuracy is stated per method and control, never assumed.
| Typical control basis | What it supports | |
|---|---|---|
| Photogrammetry, no ground control | Relative accuracy from image geometry alone | Visual documentation, area estimation for lower-stakes decisions |
| Photogrammetry, GCP/RTK control | Absolute accuracy tied to surveyed or RTK-corrected control points | Higher-confidence measurement, site mapping, change tracking |
| Terrestrial LiDAR, registered | Instrument-rated accuracy within registered scan network | Interior spatial measurement, as-built comparison |
| Thermal (radiometric) | Apparent temperature differential under stated capture conditions | Locating anomalies for qualified follow-up, not a standalone diagnosis |
The specific accuracy class applied to a given capture is agreed during scoping and stated on the resulting deliverable. We do not quote a general platform accuracy figure independent of method and control, because accuracy is a property of how a given measurement was produced.
Limitations are stated, not hidden
Occlusions, reflective or featureless surfaces, weather during capture, and access restrictions can all limit what a given technology captures reliably. Where a limitation affects a deliverable, it is noted on the deliverable rather than left implicit.
Professional boundaries
- Legal boundary and property line determinations require a licensed land surveyor.
- Final tax positions, asset lives and depreciation treatment require a qualified tax professional.
- Structural, mechanical and other engineering conclusions require a licensed engineer.
- Official valuations and appraisals require a licensed appraiser.
- Thermal imagery indicates apparent anomalies only and is not a diagnosis.
- Legal opinions, causation findings and expert testimony require qualified counsel and retained experts.
