Preparing a Property for a Cost-Segregation Field Visit

Cost-segregation evidence capture benefits from access to as-built drawings, prior studies and a current rent roll or space plan, even in draft form, before the field visit is scheduled.

Site access matters more than people expect: mechanical rooms, roof access, tenant spaces and any areas under renovation should be identified and access arranged ahead of the visit rather than during it.

The capture itself documents site improvements, building systems and specialty equipment candidates with photography and measurement. It does not classify assets into tax lives or produce the study itself — that judgement remains with the property's qualified tax professional.

A short pre-visit checklist covering documents, access and known problem areas is usually the single highest-leverage step in keeping the visit to one mobilisation.

  • Legal boundary and property line determinations require a licensed land surveyor.
  • Final tax positions, asset lives and depreciation treatment require a qualified tax professional.
  • Structural, mechanical and other engineering conclusions require a licensed engineer.
  • Official valuations and appraisals require a licensed appraiser.
  • Thermal imagery indicates apparent anomalies only and is not a diagnosis.
  • Legal opinions, causation findings and expert testimony require qualified counsel and retained experts.
