Exactly how this work is executed and checked
The same documented procedure runs on every engagement: field steps, processing steps, the quality gates a deliverable must pass, what happens when conditions change, and who is accountable at each stage.
On site, step by step
- Capture the source observations and geometry required specifically for utility-shutoff location map.
- Confirm the client decision, intended use, included areas, access, privacy, accuracy class and professional-review requirements.
- Review available plans, records, prior captures and site constraints before mobilization.
- Execute the applicable aerial, Matterport, ground-detail, manual-measurement and interview tasks under the approved master capture plan.
- Perform an onsite completeness review and recapture missing or defective evidence before demobilization.
- Create two verified source-data copies and reconcile captured files to the mission and room/asset registers.
After the visit, step by step
- Produce and structure the utility-shutoff location map output according to its family standard.
- Ingest immutable sources, calculate checksums and assign property, capture and evidence identifiers.
- Process the applicable imagery, point clouds, maps, models, documents or registers using the controlled workflow.
- Link every material output to its source, evidence class, validation state and intended-use restriction.
- Perform independent technical and editorial QA, resolve exceptions and obtain required professional review.
- Issue the approved deliverable through the client-safe channel and retain the exact issued version and manifest.
Quality gates every deliverable must pass
- Coverage check: every space, elevation and asset named in your confirmed scope is captured, and any gap is recorded with the reason before the crew leaves site.
- Accuracy check: the registered data is measured against control and released only when it meets the accuracy class published for your scope.
- Deliverable check: every item on this service's deliverable list is produced, named to the standard file convention and opens correctly.
- Boundary check: any observation that requires a licensed professional is labelled as a candidate for determination rather than presented as a conclusion.
- Release check: a named quality reviewer signs the accuracy statement before anything is published to your workspace.
Definition of done
- The utility-shutoff location map scope and intended use are approved.
- Source coverage required for utility-shutoff location map is complete or exceptions are explicit.
- Coordinate reference, units, source, control method, version, extent and limitations are stated and the required area is complete.
- Every material fact is labeled observed, measured, calculated, reported, document-supported, estimated or professionally concluded.
- Required equipment, software versions, coordinate/measurement information and operators are recorded.
- Independent QA and any required qualified review are complete.
- Pricing scope, included revisions, hosting/retention and third-party fees match the agreement.
- The issued version, transmittal, checksum or file manifest, permitted use and prohibited use are retained.
Realistic timeline at the Standard scope: 7 calendar days from the completed site visit to delivery in your workspace.
If something does not go to plan
- Access denied, unsafe or incomplete on the day: the crew stops, records the condition with time and photo evidence, and your engagement lead contacts you the same working day before any further cost is incurred.
- Property facts differ from the confirmed scope (extra buildings, floors or area): capture pauses at the confirmed boundary and we reissue the scope in writing for your approval before continuing.
- Weather, airspace or safety restriction: the visit is rescheduled at no additional mobilisation charge when it is called by us.
- A finding requires a licensed professional: we document the observation, label it as a candidate for determination, and refer it to your qualified professional rather than concluding on it.
- A quality gate fails in review: the deliverable is held, the gap is recaptured or reprocessed, and delivery timing is reissued to you in writing.
Who does what

- Quality reviewer
- Verifies every quality gate and the accuracy statement before anything is released to you.
- Your qualified professional

How the price is calculated
- Every service publishes five named scopes. A property qualifies for exactly one scope, decided by its building count and enclosed area.
- The price of a scope is fixed: the service's Essential price plus 0%, 25%, 50%, 75% or 100% of the gap between its Essential and Campus prices, rounded to the nearest $25.
- Campus properties add the published per-extra-building and per-extra-25,000-sq-ft rates shown on the service page.
- Multi-property orders are priced property by property from each property's own facts, and the subtotals are added. Facts from different properties are never combined into one scope and multiplied.
- Activating a service during the same site visit as another service uses that service's published activation price instead of its standalone price.
For this service the Campus add-on rates are $375 per building beyond the first four and $250 per complete 25,000 sq ft beyond 150,000 sq ft.
Never included in the price
- Qualified professional review, sealed or certified deliverables, permit and filing fees
- Laboratory testing, third-party data purchases and external export fees
- Travel beyond the first 60 one-way road miles from Erie, PA, itemised separately under the published road-mile rule
- Return visits caused by access that was denied, unsafe or incomplete on the scheduled day
Adding this to another service in the same visit
When this service is activated during a site visit already scheduled for another service, the same five scopes apply at the activation price: Essential $1,500, Standard $4,125, Extended $6,750, Complex $9,375, Campus $12,000.
Optional hosting
Continued hosting and update readiness is optional and billed separately at $500 per month for Essential and Standard scopes and $5,000 per month for Extended, Complex and Campus scopes. You can cancel it without affecting deliverables already issued.
Charged separately, never folded into the scope price
- Travel beyond the included one-way road miles — $1.15 per one-way road mile after the first 60
- Measured as one-way driving distance from our Erie, PA office to the property on the shortest practical route, confirmed in writing before scheduling. Travel is always a separate invoice line, never folded into the scope fee.
- Qualified professional review — Billed at the professional's own rate
- Licensed surveyors, engineers, appraisers, tax professionals and retained experts contract and bill separately. We never include their fee in a scope price or represent their conclusions as ours.
- Third-party data, testing and filing — Passed through at documented cost
- Records purchases, laboratory testing, permits, airspace authorisations and filing fees are shown at cost with the source named.
- Workspace hosting after the included term — Optional monthly fee shown on the service page
- Hosting keeps the property record live and update-ready. Cancelling it never affects deliverables already issued to you.
- Return visits and after-hours capture — Priced at the same published scope ladder
- Only applies where access was denied, unsafe or incomplete on the agreed day, or where you request a shutdown or after-hours window.
These are published planning prices, not a guaranteed quote. We confirm the applicable scope, the exact fee and any separately identified travel, professional and third-party charges in writing before anything is scheduled.
Travel, itemised separately
- The first 60 one-way road miles from our Erie, PA office are included in every published scope price.
- Beyond that, travel is charged at $1.15 per one-way road mile — one way only, not round trip.
- Road miles are measured on the shortest practical driving route by a mapping service when your visit is scheduled, and the exact number is written into your scope confirmation before booking.
- At 150 one-way road miles or more, an overnight stay is pre-approved: lodging at documented cost up to $185 per night plus a $75 per-day per-diem for each crew member.
- Every travel figure appears as its own invoice line, separate from the fixed scope fee and from any professional or third-party charge.
- We do not estimate mileage automatically anywhere on this site. Any figure you model below is your own input, used to show how the published rule applies.
Enter the confirmed one-way road miles to see how the published travel rule applies. We do not calculate driving distance for you here.
