What Is a Property Intelligence Baseline?

A Property Intelligence Baseline is the first fully captured and reviewed record of a property: aerial and interior imagery, spatial data, a preliminary asset list, and the metadata that ties each item back to its source.

It is not a single deliverable. It is the reviewed dataset those deliverables are drawn from — the point clouds, orthomosaics, imagery index and measured schedules that a tax evidence package, an insurance file or a facility register will each reuse.

Establishing a baseline does not require knowing every future use in advance. It requires capturing to a scope broad enough that reasonably foreseeable uses do not require recapture, and reviewing the result before it is relied on for anything.

Professional boundaries

  • Legal boundary and property line determinations require a licensed land surveyor.
  • Final tax positions, asset lives and depreciation treatment require a qualified tax professional.
  • Structural, mechanical and other engineering conclusions require a licensed engineer.
  • Official valuations and appraisals require a licensed appraiser.
  • Thermal imagery indicates apparent anomalies only and is not a diagnosis.
  • Legal opinions, causation findings and expert testimony require qualified counsel and retained experts.
