Digital Twin vs. Property Intelligence Record
"Digital twin" usually describes a navigable 3D or point-cloud representation of a space — useful for orientation, walkthroughs and coordination. It is a visualisation.
A Property Intelligence Record is the structured layer beneath that visualisation: measured quantities, asset attributes, condition observations, documents and provenance, each traceable to the capture that produced it.
The two are complementary. A digital twin without the structured record behind it is hard to query and cannot support a tax study or an asset register export. A structured record without a spatial model is harder to orient in. Property DNA aims to keep both connected rather than treating one as a byproduct of the other.
Professional boundaries
- Legal boundary and property line determinations require a licensed land surveyor.
- Final tax positions, asset lives and depreciation treatment require a qualified tax professional.
- Structural, mechanical and other engineering conclusions require a licensed engineer.
- Official valuations and appraisals require a licensed appraiser.
- Thermal imagery indicates apparent anomalies only and is not a diagnosis.
- Legal opinions, causation findings and expert testimony require qualified counsel and retained experts.
